Q: Am I required to make my property available to Section 8?
A: No, each owner determines if they will accept Section 8. The
HUD Section 8 vouchers are issued to guarantee a percentage of
the tenants rent and insure that low income tenants have a safe
place to live by completing annual inspections on the property.
You are in control of your property and make the final decision
when approving your tenant.

Q: Are you licensed?
A: Yes, property managers must be licensed to manage for owners other
than themselves. I have been a licensed real estate broker since 2003.

Q: Can you put the money directly into my account?
A: Yes, direct deposits can be made to your bank account at no additional charge.

Q: Do I get to see the lease or sign it?
A: Prior to signing a lease with a tenant we can provide you with a copy of
the lease for your review or if you have a lease that you use, just let us
know and provide a blank copy. Lease terms are adaptable to your tenant policies.

Q: How long of a lease do you sign?
A: Most owners require at least a one year lease, but it’s your property so if you want to do more or less, just let us know.

Q: How much security deposit do you charge the tenant?
A: Typically, owners will require a security deposit equal to a full month’s rent
but each owner is different. Some may ask for a slightly different amount. A
security deposit can be based on the credit worthiness of the tenant.
A riskier tenant may call for more security deposit. The security deposit is
refundable to the tenant at the end of the term less any repairs that may be necessary.

Q: Who holds the tenant security deposit?
A: House 2 Rent has an escrow account specifically set up to hold security deposits per IL statutes.
If we manage your property, we will hold the security deposit until the end of the lease term.
